Construction invoicing

Construction invoicing software for freelancers and contractors

Site managers, quantity surveyors, engineers and other construction freelancers usually bill by the day, across several projects for the same client. 3lanse is built around that.

Log days and mileage against each project, then create an invoice that pulls in everything unbilled, with VAT or the construction VAT reverse charge wording where it applies.

Made for site work

Invoicing that understands construction

Several projects per client

Keep each scheme or package separate under one main contractor, with its own day rate.

Day-rate billing

Days logged on site or in the office flow straight into the invoice for that project.

Mileage to site

Journeys logged against the project are added at the HMRC rate or your agreed rate.

VAT reverse charge wording

Mark an invoice as reverse charge and 3lanse adds the wording and charges no VAT on it.

The domestic reverse charge

When VAT reverse charge applies

The VAT domestic reverse charge for building and construction services applies to many supplies between VAT-registered businesses that are reported under the Construction Industry Scheme (CIS). When it applies, the customer accounts for the VAT instead of the supplier charging it.

Whether it applies depends on the services, the customer and how the work is reported. Check HMRC's guidance on GOV.UK or ask your accountant if you are unsure. 3lanse adds the wording and leaves VAT off when you mark the invoice as reverse charge, but it cannot decide for you whether the rules apply.

Stay on top of payments

See what each main contractor owes

Statements per client

Send a statement showing every outstanding invoice and how long it has been due.

Overdue flags

Invoices past their due date are flagged on your dashboard so you can chase early.

Pro formas and credit notes

Ask for payment up front, or correct an invoice properly with a credit note.

Questions

Does 3lanse handle CIS deductions?

Not yet. 3lanse invoices show your day rate, mileage and VAT (or reverse charge wording). If a contractor makes CIS deductions, record what you receive when you mark the invoice paid, and keep your CIS statements for your accountant.

Can I bill different day rates on different projects?

Yes. Each project under a client can have its own day rate, and days are invoiced at the rate for the project they were logged against.

Is 3lanse only for construction?

3lanse starts with UK construction, engineering and technical freelancers, so its invoicing, PQQ and compliance tools are written for them. Other freelancers can use the invoicing too.
